Information about Villa Kastellou
Location
The villa is located on one of the hills in the beautiful village of Le Rouret. The dominant position gives you over 180-degrees view of the landscape, the mountains and a glimpse of the mediterranean.
It takes about 30 minutes from Nice airport. Beaches is 20 minutes away and you reach the stunning mountain village Gourdon also in 20 minutes.
For daytrips you have both Monaco and Italy under one hour away. The same goes for St:Tropez.

The villa
We have owned the villa since 2017 and we earlier lived there. We currently live in another house in the same village. It is a traditional provencale house that we carefully have renevated with modern elements like kitchen, bathroom and electricity. As we are Swedes we have given the house a bit lighter interior colours and opened up more windows and terrace-doors.
The villa has a big garden with fruit trees, palms, grapevines and flowers. The property is surrounded by a hedge and the entrance is closed with a doubled door gate. There is a parking with plenty of space for two-three cars.
Surrounding the house on three sides there is a big terrace. On the front side you have the morning sun and the spectactular view. Perfect for breakfast, lunch or dinner. On the backside you have a totally calm an quiet area with both sun and shade.
In the garden there are plenty of different seating areas. Perfect both for relax and play.
Pool
The big mosaic pool with it’s crystal clear water is nice for both children and adults.
Sunchairs are provided on both the longsides and there are parasols if you want to get away from the sun from time to time.
There are several seating areas in the pool area. Perfect for a lazy lunch or a barbeque dinner.
Pool maintenance is done by professionals once a week.
Outdoor kitchen and pool house
On the north side of the pool is the pool house with kitchen. Here you also find a very nice seating area with plenty of space, perfect for lunch or dinner.
Shade is provided under the pergola roof with grapes hanging everywhere.
The outdoor kitchen has both a big barbeque and a pizza owen. There are also a sink with tap water and a fridge. A gas stove also can be found in the kitchen if you want to go even further with your outdoor cooking.
Garden
The big garden is there for you to enjoy. It is a grown-up garden with many fruit trees (apricot, clementine, lemon, cherries and kumquat. There are also palm trees, cork oak, oliander, bay leafs and a lot of flowers. Around the pool area there are a lot of grapevines.
You also find a small playground in the garden. It has a couple of swings and a play house.
In the garden you can find many seating areas. Some in the shadow, some in the sun – enjoy them where it suits you best depending on the time of the day. Our favorite is a snack under the big apricot tree.

Bedrooms
The house can host 8 guests divided over two floors. In total there are two bathroms and three WC.
Main floor:
Two bedrooms with two beds per room. In one of the rooms the beds are seperate and in the other room they can be either as a double bed or as two single beds.
The area is normally very calm and quiet. No transparency to any window or door from neighbours.

Ground level:
Two bedrooms with two beds per room. Beds can be seperate or as double beds.
One of the bedrooms has a direct access to the garden.
One more simpler bathroom with shower and WC.
Other:
One sofa bed with two fullsize beds is also available.
Plenty of storage space for cloths etc. Outside the bedroom is a clementine tree. Feel free to pick for breakfast.
Le Rouret
Our village is named Le Rouret and it’s history goes back to 2000 BC and the Roman empire. It’s a very nice little village that also is it’s own commune. About 3500 people lives here.
The people in Le Rouret is very charming and friendly. The village is calm and peaceful.
All year around there are different events such as markets, music concerts, festivals and theater. Especially in summer many magical evenings with music, food and drinks are organized in the center of the village.

The owners
We are a Swedish family that moved to the south of France in 2017.
After visiting the area of Nice and Provence-Alpes-Côte d’Azur many times for vacations and conferences, we really fell in love with the light, the colors, the climate, the atmosphere, the skiing, the food, the lifestyle and a lot of other things that we love here on the French Riviera.
We bought Villa Kastellou and moved here with two small children. Slowly we renevated and made improvements to the house.
In 2024 we bought another house in the same village were we live now.
